10 MILE RADIUS OF 1601 LIND AVE SW, RENTON WA INCLUDING THE CBD OF SEATTLE, WA

The United States Government is interested in leasing a maximum of 300,000 rentable square feet, yielding approximately 260,785 ANSI/BOMA office area square feet and related space along with 1,200 parking spaces. Contiguous blocks of space and floors are desired. The office shall be Class A office space and be located in a new or existing modernized office building(s) that project a professional and aesthetically pleasing appearance as determined by the contracting officer. The Government will consider space in a single building or multiple, adjacent buildings on a single site not containing public thoroughfares as determined by the contracting officer. Congressional approval of this project was provided under Prospectus No. PWA-01-RE09, as amended.


Occupancy is anticipated in the Summer of 2017.


This advertisement is not a basis for negotiation or an invitation for bids or a request for proposals. The Government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement.


AMOUNT: A maximum of 300,000 rentable square feet, yielding approximately 260,785 ANSI/BOMA office area square feet and related space along with parking for 1,200 vehicles.


LOCATION: Offered space must be within a 10 mile radius of 1601 Lind Ave. SW, Renton, WA including the Central Business District of Seattle, Washington as bounded by Royal Brougham to the South, I-5 to the East, Denny Way to the North and Puget Sound Waterfront to the West. Attachment No. 2 depicts the Area of Consideration.


REQUIRED: Tenant improvements are to be provided as part of the rental consideration. The space offered must conform to NFPA and local building codes, Architectural Barriers Act Accessibility Standards (ABBAS), and ICSSC RP 8 Seismic Standards. Additionally, various security enhancements may be required. Amenities and mass transportation shall be located within close proximity to the building. The lease will require LEED-Gold and Energy Star certifications and reside outside of 100 year floodplain. The requirements of this project, including security requirements, will be defined in detail in the Request For Lease Proposals.

TERM: The proposed lease is for twenty (20) years firm and must be fully serviced.


INDUSTRY DAY: The Government will be holding a question and answer session with interested parties during the week of April 28th, 2014. The exact date, time and location will be made available to those that register with Government's Designated Representative. All questions must be submitted in writing to the Government's Designated Representative five (5) business days in advance of the session. All responses to questions will be posted to FBO.


OWNERS AND AGENTS: Expressions of interest MUST be submitted in writing to the Government's Designated Representative, NOT LATER THAN May 16th, 2014. This is NOT an invitation for bids or a request for proposals. Expressions of Interest must include responses to Attachment No. 1 to the FBO advertisement.
